A yield only helps if the stock attached to it is something worth owning.
That is the trap in shaky markets. Investors reach for the biggest payout on the screen, then end up owning a business they would never touch without the dividend.
A cleaner move is to start with REITs that collect rent from infrastructure the economy keeps using whether the tape is calm or ugly.
That is why these two stand out.
One gives you the bigger current payout and a real self-help story tied to debt reduction and buybacks. The other gives you a smaller yield today, but a cleaner long-term runway tied to data centers, interconnection, and AI-heavy digital demand. Different pipes. Same idea: get paid off infrastructure people still need.
Income Is Easier to Hold Than Hype
Not every REIT belongs in the same bucket.
A hotel REIT, an office REIT, and an infrastructure REIT can all sit in the same sector and still trade on completely different forces. That matters, because the steadier setups right now are the ones tied to recurring network demand, not just hope for a broad property rebound.
That is the lens to use here.
Crown Castle is the higher-yield choice with a major simplification catalyst. Digital Realty is the lower-yield choice with a stronger secular growth tailwind. Both can help an income sleeve feel sturdier, but they do not do the same job.
The Higher-Yield Pick
Company: Crown Castle (SYM: CCI)
Wireless-infrastructure REIT with the bigger current yield and a major self-help catalyst.
Crown Castle is the better fit for investors who want the stronger income stream today.
The company just declared a $1.0625 quarterly dividend, payable on March 31, 2026, to shareholders of record on March 13, 2026. With the stock trading around $87.78 on March 17, that works out to an indicated yield of about 4.84%. On that math, a $5,000 position would generate roughly $242 a year before taxes if the payout held steady.
The asset base still matters here.
Crown Castle says it owns, operates, and leases approximately 40,000 cell towers and approximately 90,000 route miles of fiber across every major U.S. market. But the bigger story is what management is doing with that footprint. In its full-year 2025 results, the company said it expects to sell the Fiber Business for $8.5 billion in aggregate and, after the close, use the proceeds to repay about $7 billion of debt and repurchase about $1 billion of shares, assuming a June 30, 2026 close.
That is why this is more than a plain dividend story.
This is a yield-plus-simplification story. A cleaner, more focused tower REIT is easier for the market to understand, and lower debt plus buybacks can change the way investors value the stock. Crown Castle also said its 2026 outlook assumes it can offset pressure from DISH terminations and Sprint cancellations through underlying business growth, cost reductions, and lower interest expense after the Fiber sale.
The risk is not hidden.
Carrier spending can still wobble. The Fiber sale still has to close. And tower REITs are not immune to rate pressure. But if the goal is to get paid now while waiting for a cleaner business profile to emerge, Crown Castle has a more interesting setup than a generic “safe yield” label would suggest.
The Lower-Yield Growth REIT
Company: Digital Realty Trust (SYM: DLR)
Global data-center REIT with a lower current yield but a stronger long-term demand runway.
Digital Realty is a different kind of income name.
You are not buying this one for the fattest current payout. The company’s board authorized a $1.22 quarterly dividend payable on March 31, 2026, to shareholders of record on March 13, 2026. With the stock trading around $181.12 on March 17, that works out to an indicated yield of about 2.69%. On a $5,000 position, that is roughly $135 a year before taxes if the payout held steady.
What you are really buying here is the infrastructure underneath digital growth.
Digital Realty says it operates 300+ data centers across 55+ metros and serves 5,000+ customers. That matters because hyperscalers, enterprises, and interconnection customers do not just need one building. They need a network. In reporting fourth-quarter 2025 results, CEO Andy Power said the company produced strong 2025 financial results, record leasing in its 0-1 megawatt plus interconnection offering, and a substantial backlog that provides visibility into 2026 and beyond.
That is the real appeal.
This is the REIT for investors who want income plus a secular growth tailwind. The dividend is lower than Crown Castle’s, but the operating story is tied to cloud workloads, enterprise connectivity, and AI-driven infrastructure buildouts. When management is talking about record leasing and backlog, it is not describing a landlord waiting around for the cycle to come back. It is describing a platform still being pulled forward by demand.
The trade-off is simple.
You do not get Crown Castle’s current yield. You get a lower payout and a stock that still needs data-center demand to stay healthy enough to justify the premium. But if the goal is to collect income while staying attached to one of the cleaner long-term infrastructure themes in real estate, Digital Realty still earns its place on the list.
Bottom line:
CCI is the better pick for higher current income and a self-help story tied to the Fiber sale, debt reduction, and buybacks.
DLR is the better pick for lower current yield but stronger secular growth exposure through data centers, interconnection, and AI-related demand.
Both can work.
Just for different jobs.
Today's Market News: Drill, Baby, Drill – White House launches Near-INFINITE energy drilling program
The White House just approved the use of a radical new energy source.
In fact, the U.S. government just gave the green light for a massive wave of drilling to begin, selling off the leasing rights to millions of acres of public lands.
Oil insiders at Chevron and Exxon are staking billions to get in ...
But they're NOT drilling for oil ... gas ... coal ... or any fossil fuel.
It's a radical new breakthrough.
It has nothing to do with any conventional energy source, like nuclear (fission or fusion), solar, wind, or hydro...
Instead, it's a way of freeing energy from within the land itself, using a breakthrough drilling technique that's revolutionizing the energy world.
One oil firm dubbed it the next North American gold rush.
While the energy secretary calls it an awesome resource.
The government has already sold off the rights to millions of acres of public land, explicitly to develop this energy source.
Before March 31, it could sell off even more.
