One of the best ways to protect your portfolio – and generate extra income on the side is with dividend stocks, especially those with high yields.

Those dividends are even better when they’re paid out consistently, especially by companies with strong earnings, cash flow, and explosive upside potential.

Look at Realty Income (O), for example.

Known as The Monthly Dividend Company, the real estate investment trust (REIT) yields 5.53% and has been raising its dividend payout for 30+ consecutive years and 112 consecutive quarters. Its next dividend of just over 26 cents ($3.234 annualized) is payable on November 14 to shareholders of record as of October 31.

Since bottoming out at around $49.31 in April, Realty Income rallied to a recent high of $60.90. Now back to $58.46, we’d like to see it rally to $65 near term.

    Here's two more to consider.

    AFC Gamma (AFCG)

With a yield of 17.67%, AFC Gamma (AFCG) is well worth the investment.

A real estate investment trust (REIT), AFC Gamma provides institutional loans to cannabis operators throughout the U.S. While cannabis is a controversial topic for some investors, we have to consider that there’s overwhelming U.S. support for legalization. Plus, President Trump recently promoted cannabis use for seniors and Medicaid coverage of CBD products.

While AFCG did slump to $3.40, we believe it could regain momentum again if we see another big push for legalization.

    Digital Realty Trust (DLR)

With a yield of 2.85%, Digital Realty Trust (DLR) has more than 300 data centers and has now become one of the top biggest REITs in the U.S. with a market cap of $58.66 billion.

All of which is being fueled by the artificial intelligence data center boom.

“AI data centers alone are expected to add about 323 terawatt hours of electricity demand in the U.S. by 2030, according to Wells Fargo. The forecast power demand from AI alone is seven times greater than New York City’s current annual electricity consumption of 48 terawatt hours. Goldman Sachs projects that data centers will represent 8% of total U.S. electricity consumption by the end of the decade,” says CNBC.
Since bottoming out at around $130 in April, the DLR stock is now up to $164.42. Near term, we’d like to see DLR retest $190 initially.
